Legal:  West 1/2 of the Southeast 1/4, Sec 32-108-52, Lake County, SD. 
 
Taxes: The entire 160-acre parcel's taxes were $3,587.58. The farm has been split into two parcels; we are only selling the west 80 acres; new taxes will be assessed for 2025.

Tract 1:  Approx 46 Acres of mostly tillable Farmland on the west side of the farm.  If you would like to purchase just the tillable farm ground, we will offer that separately.  The acre count is approximant and will be subject to adjustment when the survey is completed.  The boundary for this farm will follow the pasture fence line.   
 
Tract 1 Price:  **UNDER CONTRACT**
 
Tract 2:  Approx 34 acres of good pasture land with some tillable ground.  This is the east side of the farm.  It will include all the land that is currently in grass plus a narrow strip of farmland along the east edge of the property, approx. 8 acres of farm ground. 
 
Tract 2 Price:  $6,000 per ace x 34-acres == $204,000. 
 
**Note on Tracts 1 & 2 **:  Total price will be adjusted accordingly to surveyed acres once the survey is complete.
 
Terms:  10% downpayment due when a purchase agreement in signed by all parties.  Title Insurance & closing costs are split 50/50 between the buyer and seller.  Seller has provided a survey at the Seller’s expense.  2024 Taxes due in 2025 will be paid for by the seller at closing.  The new buyer will have full farming & lease rights for the 2025 crop year.  The farm is offered with a first right of refusal by an heir to the estate.  Girard Auction is representing the sellers in this transaction.
